What You Need to Know
North Houston is one of the most active new construction markets in the United States. Understanding how it works — and having the right representation — changes the outcome significantly.
The sales agent in the model home is paid by the builder to sell homes at the best margins possible. They are not your advocate. Christine represents you — at no cost — and her presence at the negotiating table changes the dynamic entirely. Builders expect and respect buyer's agents.
Builders offer incentives — rate buydowns, closing cost credits, free upgrades — especially at end of quarter or when a community is nearing sellout. Christine knows each builder's incentive structure, which items are actually negotiable, and exactly when to ask. Her clients consistently get more than buyers who walk in unrepresented.
Most builders present upgrade pricing as fixed. It often isn't. More importantly, knowing which upgrades add resale value vs. which are purely cosmetic is critical. Christine walks clients through the design center with a specific strategy: what to upgrade, what to skip, and what to negotiate.
New construction homes need independent inspections — not just the builder's own walk-throughs. Christine recommends three-stage inspections: foundation pour, pre-drywall, and final. Construction defects are common even with reputable builders, and the builder's 1-year warranty only helps if issues are documented before closing.
Builders offer incentives to use their preferred lender. Those incentives are real — but they don't always mean the best overall terms. Christine always recommends getting a competing quote from an independent lender before accepting the builder's package. Sometimes the incentive wins; sometimes an outside lender is genuinely better.
New construction contracts are written by the builder's attorneys to protect the builder. Earnest money is often non-refundable, completion timelines have broad delay provisions, and arbitration clauses limit your options if something goes wrong. Christine reviews every contract and flags what matters before you sign anything.

North Houston's best new construction value play. Century Communities, LGI Homes, and D.R. Horton building actively from ~$270K. Smaller lots than Grand Central Park but excellent Conroe ISD zoning and genuine first-time buyer accessibility. Strong appreciation in the Conroe market.
Magnolia's master-planned answer to Bridgeland — 2,000 acres with resort-style amenities including a lazy river, sports courts, and 20+ miles of trails. Active builders include Lennar, Century Communities, and David Weekley. Prices from ~$320K with larger lots than comparable Cypress communities.
